When browsing new launches, you’ll notice developers categorizing their properties into pure residential, residential with commercial component, mixed development or integrated development. Each of these names has a meaning — it tells you what a development can have. Here’s a simple breakdown.

1. Pure Residential (Beige)
Strictly for residential use and covers most of the residential housing in Singapore. If you cross reference with URA Space Zoning, this is colour coded beige.

2. Residential with Commercial at 1st Storey (Salmon)
This is a step up in convenience. Primarily residential, but the ground floor is designated for commercial use. Residents can benefit from basic amenities at their doorstep, such as convenience store, minimart, cafe, clinic or even a hair salon. Under URA master plan zoning, this is colour coded salmon.

3. Mixed Development (Light Blue)
The development comes with both residential and commercial component under one roof. The commercial component may be sold to individual owners and jointly managed by the MCST. There are separate entrances for the residential and commercial portions to retain privacy to residents. The appeal is lifestyle convenience but potentially means higher foot traffic around your neighbourhood. This is colour coded light blue on URA Space.

4. Integrated Development (Also Light Blue, but Levelled Up)
It has the attributes of a mixed development – plus added convenience from direct access to public transportation such as MRT or Bus Interchange. It may also have community hub, activity spaces, polyclinic, library sharing the same space. The commercial component is normally stronger with anchor tenant brands, and the tenant-mix is broader, with a scale comparable with suburban shopping malls. The commercial component is normally managed by renowned commercial landlords with good track records locally.

The type of residential property you are buying into affects your property prices. Having more features and amenities within your developement commands a premium because of the daily convenience.
