What is a GLS site in Singapore?
A Government Land Sales (GLS) site is a parcel of State-owned land released by the Government for competitive tender by the Property Developers. The Government uses the GLS Programme to control the timing and amount of land supplied to the market for various purposes (i.e Residential, Commercial, Industrial, Hotel, Mixed-use developments and etc). Each GLS programme is planned for and announced every six months. GLS sites are released either through the Confirmed List or Reserve List.
What does PSF PPR mean in Singapore GLS?
It is one of the most important numbers when analysing a GLS tender.
PSF PPR equates to dollars per square foot per plot ratio.
It is essentially a way of expressing the land cost against the allowable development intensity.
A simplified formula for calculation of PSF PPR is Land Cost divided by Maximum GFA with the appropriate conversion into square feet.
How do I find out who won a GLS tender?
The URA website is the primary source for GLS results. It captures Government Land Sales sites from URA, HDB and JTC, as well as upcoming sale sites in URA SPACE. You will also find the results published on trusted news brand such as The Business Times, The Straits Times or online news source CNA (Channel News Asia).
What is the difference between HDB and URA GLS sites?
URA is the sales agent for sites involving private residential, commercial & residential (mixed-use sites), commercial sites, white sites and hotel sites. HDB handles land sales for certain public housing related developments, most notably Executive Condominiums (ECs). Nevertheless, HDB also has past records of sites sold for commercial, mixed commercial and residential development, ancillary use (e.g. places of worship, nursing home, petrol station) and even short-term use.
